Net-Positive Building Science & Precision Engineering

The Vineyard House is a sanctuary of glass and light, engineered to redefine the relationship between luxury residential design and environmental performance. Utilizing a high-fidelity building envelope, the project anchors itself in the Glen Oak Hills community as a prototype for net-positive living.

Elevations

Automated Light Control

To manage the extensive glass-to-wall ratio, the envelope features motorized angled roller shades. These custom-fabricated units are engineered to disappear directly into the window mullions, maintaining architectural clarity while actively managing solar heat gain and interior UV exposure.

Tectonic Warmth

To contrast the surgical precision of the steel frame, the design integrates heavy Oak Framed Trusses. These members provide the characteristic curves and arches of the vaulted spaces, bridging the gap between high-tech building systems and the timeless textures of traditional masonry and timber.

Phase 01

Precision Steel Framing

The primary structure utilizes Cold-Formed Steel (CFS) technology, manufactured to tolerances of less than a millimeter. This advanced engineering allows for complex geometries and massive spans of glazing that would be impossible with traditional timber framing, all while significantly reducing material waste and assembly time.

Digital-to-Physical Manufacturing

Every component of the Vineyard House was “printed” from a unified Building Information Model (BIM). This end-to-end manufacturing process ensures that structural steel, custom cabinetry, and glass assemblies align with absolute accuracy before arriving on-site.

The Walk-Out Substructure

For the walk-out basement, we employed a composite Insulated Concrete Form (ICF) system. This high-performance foundation provides extreme structural resilience—capable of withstanding 250mph winds and magnitude 8.0 seismic events—while serving as a continuous thermal break for the home’s lower level.

Interior Systems

Custom Cabinet Boxes: Utilizing advanced construction methods (NS Builders standards), the interior storage is elevated into architectural furniture, balancing modern durability with historic joinery details.
